Provident seeks to invest its capital through a variety of customized transaction structures, such as sale-leasebacks, equity and debt investments, loans that mimic sale-leasebacks, and other structures. The majority of PF Capital's focus is towards buying properties and net-leasing it back to the seller on a long term triple net basis or by acquiring properties already subject to net leases.

In addition, the seller, at its option, can elect to receive a portion of the transaction proceeds in the form of an equity participation in PF Capital's investment holdings. This participation would entitle the partner to receive distributions, on a recurring basis, and to share in the future appreciation in the value of PF Capital and its diversified real estate assets, while at the same time deferring taxable gains on the asset sale.
