PF Capital seeks to partner with single tenant business owners that desire to monetize the value of their real-estate holdings. We can provide much more creative and flexible solutions for our partners than more traditional sources, such as mortgage loans or debt capital markets. We expect to work closely with our partners to better recognize the potential long-term worth and credit of each project. In turn, the partner/seller can access attractively priced capital and maintain short and long-term control of the property. Finally, we are highly experienced in structuring and closing transactions expeditiously. On a selective basis, we would also consider providing capital for development, re-development/rehab for existing tenants. PF Capital will finance existing projects, newly developed projects or projects in need of renovation. We are very flexible on the types of real-estate assets we will finance, including:

Some example structures include:
  • Sale-leaseback transactions - PF Capital acquires the real estate and leases it back to the owner on a long term triple net basis. The lease can be tailored to meet the individual owner's need to control the property and can provide renewal options, and repurchase options.
  • Mortgage loan transactions - PF Capital lends money to the institution, and the loan is secured by the real estate. PF Capital may lend up to 100% loan to value, with overall economic terms being very similar to a sale-leaseback transaction. The mortgage loan can be varied in length, can provide for extension options and/or, if desired, can be converted to a net lease upon maturity.
